Alarinova signs management agreement with global hospitality brand Steigenberger Hotels & Resorts for its debut development in Ain Sokhna.
Alarinova Company for Real Estate and Tourism Investment has announced the launch of its first project in Egypt’s real estate market — a premium resort in Ain Sokhna to be managed by the world-renowned hospitality brand Steigenberger Hotels & Resorts. This marks a key milestone in Alarinova’s strategy to introduce internationally benchmarked hospitality experiences under the management of one of the most prestigious names in global hotel operations.
The announcement was made during an official press conference attended by Dr. Eng. Alaa Nasser, Chairman of Alarinova; Dr. Eng. Kawsar Nasser, Vice Chairperson; Dr. Eng. Noha Nasser, CEO and Managing Director; Dr. Eng. Nevine Nasser, Creative Director; and Mr. Tewfik El Kady, Chairman & CEO of Steigenberger Middle East & Africa, alongside prominent figures from Egypt’s real estate sector, media representatives, and investors.
Dr. Eng. Alaa Nasser stated that Egypt’s resilient real estate market continues to attract robust local and international investment. “With growing demand for high-quality integrated developments, there is increasing interest from both domestic and global buyers. He emphasized that appointing Steigenberger Hotels and Resorts to manage Alarinova’s first project represents a strategic milestone that reflects the company’s dedication to delivering a luxury hotel and tourism experience aligned with global standards. In addition to managing hotel operations, Steigenberger Hotels and Resorts will oversee the branded residences, ensuring a seamless integration of upscale living and world-class hospitality.
The project, named Steigenberger Resort Ayalora, Al Sokhna, is located at kilometer 33.5 on the Suez–Ain Sokhna Road. It enjoys a prime location just one hour from Cairo, nestled between Suez and Galala towns, offering a serene retreat with panoramic sea and mountain views and year-round mild weather.
The resort will feature a 5-star hotel with 145 rooms and suites—including two-bedroom sea-view suites, family rooms, and day-use cabanas—along with multipurpose banquet halls, a business center, state-of-the-art conference facilities, and commercial mall.
Alarinova serves as both the owner and lead designer of the project, ensuring that every detail reflects its core values of design harmony, nature, sustainability, wellness, and luxury. The Board, composed of four PhD-level architects, leads a specialized in-house technical team. A top-tier construction company is being appointed, emphasizing global expertise and adherence to Steigenberger’s brand standards.
Dr. Kawsar Nasser explained that the resort’s design embodies a balanced fusion of craftsmanship, innovation, cultural depth, and sustainability. The development includes 250 fully finished and elegantly furnished villas and chalets, in addition to the hotel, catering to investors and homeowners seeking comfort and sophistication.
She added that the resort will feature a comprehensive range of facilities, including a wellness center, luxury spa, gym, rooftop infinity pool, seven restaurants, five cafés, a beach club house, water sports center, padel and tennis courts, a skate park, an amphitheater, and family-oriented spaces such as a central park, kids’ play area, palm forest, beachfront BBQ zones, and a commercial mall with a supermarket. The hotel has a safe sandy beach and caters to children and families including a kid’s club, playing areas, kid’s programs, creche and games room.
The project is designed with meticulous attention to detail and integrated smart technology, making it the first fully “smart resort” in the region. Sustainable construction methods and wellness-focused programs are at the heart of the development.
Initial handover is planned for 2028, with full operations expected in 2029. Construction progress has already reached 30%, reflecting the company’s strong commitment to timely delivery and high-quality execution.
Alarinova offers flexible payment plans, including a 22% discount for full upfront payment, or installment options with 10% down payment over 6 years, and 15% down payment over 7 years — designed to make luxury ownership more accessible.
The founding team of Alarinova brings a combined 175 years of international experience. Dr. Alaa and Dr. Kawsar Nasser together contribute over 110 years of architectural and real estate expertise across Egypt, the UK, and the Gulf region. Dr. Alaa was notably the first Egyptian member of the Royal Institute of British Architects (RIBA) and contributed to landmark projects such as London’s Eden Walk Shopping Center and several major developments in Saudi Arabia and Egypt.
